Can you hold a place before I apply?
Properties are leased on a first-come, first-served basis once a completed application and required fees are received. We recommend submitting your application as soon as possible to secure your preferred rental. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. In most cases, tenants are required to pay the first month’s rent and a security deposit prior to move-in. Some properties may also require last month’s rent, depending on the lease terms. -
How old do you have to be to apply?
Applicants must be at least 18 years old (or of legal age in your state) to enter into a lease agreement. -
Is the deposit refundable?
Yes, security deposits are refundable as long as all lease terms are met and there is no damage beyond normal wear and tear. Deductions may apply for unpaid rent, cleaning, or repairs required to restore the property to its original condition. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history standards. Cosigners must meet our financial qualifications and sign a guarantor agreement accepting responsibility for the lease. -
You have a property I want to rent. How do I apply?
Applications can be submitted online through our secure portal. You’ll need to complete the application in full, pay the application fee, and provide documentation such as proof of income and valid identification.

How do I pay rent?
We make rent payments easy and convenient. Tenants can pay online through the tenant portal, set up automatic bank transfers, or use other approved payment methods outlined in the lease agreement. -
I want to get a pet. What do I do?
Please review your lease and contact management before bringing a pet into the property. Some homes allow pets with an additional deposit or monthly pet rent, while others may have breed or size restrictions. -
I want to move out, but my roommate wants to stay. What do I do?
All tenants listed on the lease are jointly responsible for the full lease term. If one tenant wishes to move out, the remaining tenant must qualify independently or a replacement tenant must be approved by management before any changes are made to the lease. -
My lease expiration is coming and I want to move out. What do I do?
Most leases require written notice prior to moving out, typically 30 to 60 days. Review your lease for the specific notice period and submit your intent to vacate in writing before the deadline to avoid penalties. -
Who is responsible for paying for repairs & maintenance requests?
Routine maintenance and necessary repairs are handled by Dark Horse Property Group. Tenants are responsible for damages caused by neglect, misuse, or unauthorized alterations. All maintenance requests should be submitted promptly through the tenant portal to ensure quick resolution.
